Portal III


  • Portal III consists of two cold, dark shell tilt up warehouse buildings in Gresham, Oregon. We pursued a Group project approach to capture the synergies of multiple buildings on one site and allow some but not all documentation to be combined. This approach can keep costs down but only awards one plaque for the project as a whole. Cold, dark shell projects are typically hard to certify under LEED v4 because of the minimal scope of work items to use and site locations that are generally far from services.

    Though we did not use the Warehouse & Distribution Center rating system because it is geared for fully built-out facilities, we were able to substitute proximity to transportation resources from that system in lieu of the more typical access to transit credit found in the New Construction system.

    With only freeze protection and exhaust fans for energy and ventilation systems, our energy modeling had to make some assumptions and take benefit from exterior lighting. In a Group scenario, each building is modeled separately and the worst performing results are used for documentation. For ventilation, the tricky part is the outdoor airflow monitoring which is generally an airflow switch or pressure transducer on the fans.

    For these projects, green power is always a must, but we further maximized points with a combination of lifecycle assessment of the enclosure, envelope commissioning, and a new pilot credit for heat island mitigation on exterior walls. We were also able to find enough Environmental Product Declarations on doors, frames, door hardware and concrete mix designs to make a point happen.

    Despite the challenges of these types of industrial buildings, green building certifications are often sought by investors in this asset class to improve asset value and contribute to ESG reporting.
