ArchEcology provided LEED consulting services for two Orrick tenant improvement projects–one in Seattle and one in Portland. Both projects were under 15,000SF and were located in newly constructed LEED certified base buildings. Floor plans included office, collaborative workspaces, catering kitchens, gender neutral restrooms, and support spaces. A base building which is constructed with current codes and LEED certified can offer lots of advantages for the tenant improvement seeking LEED certification, including low flow fixtures, high efficiency HVAC, and proximity to existing infrastructure. But Orrick layered on many more measures geared toward improving indoor environmental quality for staff. They incorporated sound masking systems, biophilic design strategies, air quality testing and monitoring, ergonomic office equipment, extensive daylight and views, low emitting materials and green cleaning. Both projects achieved LEED Gold certification.
