Balancing core and shell project goals with tenant improvement requirements can be a challenge.
Our involvement with SRM Development began in 2008 with their Lakeview campus in Kirkland. After facilitating the LEED Silver certification of the three core and shell buildings, we partnered with CBRE and the project team to deliver a LEED Platinum tenant improvement for a high tech tenant the upgraded building soon attracted. As their tenant expanded into the rest of the campus, we continued to assist with the LEED Gold certification of the tenant improvements that followed.
In 2015, SRM Development constructed a new 192,000 SF Phase II core and shell campus extension project on an adjacent brownfield site. Taking a Master Site approach, we worked closely with both C&S and TI project teams from initial concepts through the design and construction phases to develop sustainable strategies that could deliver LEED Platinum certification for the core building, and LEED Gold for the tenant improvements.
SRM began Phase III in 2019, extending the campus even further with a 136,000SF core and shell office building. Again we coordinated with both CS and future TI teams to incorporate sustainable strategies to serve both projects goals for LEED v4 Gold certification. We helped balance the trade offs that resulted from tenant desired changes impacting the core and shell, while making sure the revisions didn’t adversely impact the future tenant improvement goals. Significant sustainable features in the base building include a cistern to collect rainwater for irrigation and toilet flushing, high efficiency HVAC systems, and rooftop photovoltaics.
